model. In ecen decades, i has su e ed a con inuous decline showing a comple ely
deg aded and especially decon ex ualized image om he XXI cen u y ci y.
F om he speci ic in e en ion p ojec o his a ea o he ci y o Malaga, i makes a
me hodological o de e mine wha should be he model o in e en ion in consolida ed
esiden ial pa k, anscending he exclusi i y o physical issues, o add ess he mul iple
dimensions in ol ed is pe o med buil in obsolescence pa k ha is inhe i ed.

in e en ion models in he consolida ed esiden ial a eas. This goes beyond he exclusi i y o
he cons uc ion sys ems, s udying he mul iple dimensions in ol ed in he obsolescence o

2.- The social dimension o a sus ainable ehabili a ion

Any wo k o a chi ec u e is made o be used o anyone and when ha does no

indi iduali y and ma ginali y, in compa ison o he quali y o li e ha p esen s a
cohesi e and collabo a i e pa ne ship [12]. Ci izen demand a deep in ol emen wi h
eali y, and his should mean neglec ing he indi iduali y and pe sonal in e es s o
each common in e es s, being pa o a collec i e.
On he con a y, his change will become eal, i i is ca ied ou in all a eas o socie y.

app op ia ions can be p oposed o e u n o he mo phological "alignmen ". He e i is

neighbo hood o any eason, i mus be ecognized and a icula ed wi h new ules, o
espond o unc ional issues in compa ison o an aes he ic decision. Undoub edly,

no case, i will be a p e ious imposed decision.
Based on he ein en ion o oppo unism in he neighbo hood, i has been p oposed

hem a new home.
3.- In e en ion p ocess
3.1.- Case s udies
Among ela ing s udied is signi ican o men ion he ac ions ca ied ou by he
Municipal Socie y o U ban Rehabili a ion o Za agoza on 21 u ban complexes, which
we e buil be ween 1945 and 1965. Wo ks ca ied ou be ween 2001 and 2006, and
ha e been aimed a balanced ans o ma ion o hese pieces o os e imp o ed
condi ions and quali y o li e o i s neighbo s.

Conside ing only he di e en ways o in e ening in buildings, he main objec i e
was o achie e he s anda ds se by he cu en legisla ion o public housing. To do
his, he i s hing was o unde ake he s uc u al adequacy by ounda ion
s abiliza ion and s uc u al ein o cemen o hose buildings in wo se condi ion. A e
he s uc u al consolida ion, he nex s ep was o de e mine whe he hese minimum
equi emen s obliged o a comp ehensi e es uc u ing. Tha would in ol e a change
in he numbe o uni s o an inc ease o hem by ex e nal g ow h. In his es uc u ing,
he ci cula ions o all homes we e s udied o be accessible wi h he ins alla ion o

In pa allel, he S a e Housing Plan 2005-2008 allowed simila pe o mances in o he
many ci ies h oughou he na ional e i o y. This is he case o he ehabili a ion o
La Ciudad de Los Angeles in Mad id [15] o San Ma in de Po es in Có doba [16].
Al hough, hey a e smalle pe o mances, mee he same s anda ds, bo h in he
analysis o hei sho comings as in de eloped measu es.
On he same line, Laca on & Vassal a e de eloping simila ac ions on blocks o
esiden ial buildings cons uc ed du ing he decades 60 and 70. These ope a ions
seek o expand he di e en dwellings, and enew hei en elopes. Then, enan s can
ge be e iews, be e sunligh and be e ligh ing. Wi h his he su ace o he
houses has inc eased be ween 15% -25%, gi ing o he building a mo e e icien
skin. [17]
I is also possible o men ion expe iences ha seek o exploi loopholes inhe en o
any legisla ion o he p omo ion o collec i e owne ship. This is he case o he
a eling ins alla ion Rucksachaus, de eloped by a is S e an Ebe s ad [Fig.5] o

The ac ions will be based on he need o consolida ion and s uc u al unde pinning,
which come o sol e he s uc u al p oblems (Fig.6) ha buildings a e su e ing. I is
no ewo hy ha his conside a ion as a p ima y ac ion o de elop is he esul o he
analysis in ol ed p ocess and no a pu ely echnical decision. The solu ion will

One o he weaknesses o he en elope is he ea men o window openings. The
highes ene gy loss h ough he acade due o bad wea he condi ions occu s h ough
hese openings. Subsequen ly, i is necessa y o analyze his pa in any
ehabili a ion p ojec . On one hand ene gy losses h ough windows should be limi ed,
paying special a en ion o he ea men o he mal discon inui ies, and he ype o
ames ha ha e been used. On he o he hand, in oducing sunligh in o he inne
space h ough he windows may be a good passi e mean o he mal con ol in win e .

Ano he common p oblem in his kind o in e en ions is he poo condi ion o
acili ies, la gely due o he passage o ime and he absence o a comp ehensi e
p ojec o imp o e he se o acili ies (Fig. 7). I is common ha pa ial p ojec s o
imp o e hese acili ies ha e been ca ied ou , showing a huge a ie y o pipes,
cables, and o he supply o sani a ion sys ems unning along he acades o
buildings. Likewise, he i ings o indoo spaces wi hou ai condi ioning, has esul ed

ha F anco’s egime wan ed o impose wi hin ha con ex [18] [19].
Cases like ha one, whe e s uc u al de iciencies equi e signi ican consolida ion
in e en ion, sugges ha his measu e can be used o sol e hose de ec ed housing
condi ions. Thus, his consolida ion may suppo new "plug-in's" o ac i a e each o
he exis ing buildings, as long as he maximum load hypo hesis would be de e mined.

Thus, hese will allow hem inc easing he amily, hos ing g andpa en s o e u ning
sons, ge ing eenage s’ independence, he pseudo-emancipa ion o young, o he
seg ega ion o spaces in housing whe e elde s a e li ing alone... Buildings will
eadjus o each occupan ’s need, exp essing on he building ele a ions and
he e o e, wi h he possibili y ha each pe son can iden i y hei housing place. I ’s no
de imen o a collec i e game ules, which a e necessa y o communal li ing and

I should commen ha in compa ison o he analyzed s udy cases, his me hodology
assumes un inished as hei own any wo k o his na u e, so ha i s cons uc ion
should seek s anda dized solu ions and modula ed, enabling he assembly o i s
componen s. The expansion modules acqui e he s a us o p og essi e cons uc ion
elemen s. Fo his, a ca alogue o solu ions will be de ined so ha esiden s acqui e
ei he model acco ding o hei needs.

ene gy e iciency o he building. I e-emphasizes he concep o e iciency in his
ype o in e en ion o esol e join ly se e al de iciencies ounded.
4.- Conclusions
The app oach o he ehabili a ion o buildings om unde s anding he mul iple
dimensions hose a ec and de e mine hei deg ee o obsolescence, sees ha i will
be di icul o ely on he abili y o he inish, ully de ined and delimi ed, o in e ene in
hem.
Undoub edly such ac ions ca y wi h hem a e y speci ic image, bu he poin is ha

unc ional, spa ial, cons uc i e, echnical ...) and no a decision imposed a p io i. I
