ABSTRACT: The pe o mance o local go e nmen s is in luenced by he implemen a ion o Good Go e nance p inciples,
pa icula ly in he managemen o Regional Go e nmen Asse s (Ba ang Milik Dae ah o BMD). Al hough he Depok Ci y
Go e nmen has ob ained an Unquali ied Opinion (Waja Tanpa Pengecualian, WTP) o wel e consecu i e yea s, issues in asse
managemen emain, such as limi ed human esou ces, inaccu a e eco ding, and weak in en o y p ac ices. This s udy applies a
quali a i e me hod wi h a desc ip i e-analy ic app oach. P ima y da a we e collec ed h ough in e iews and Focus G oup
Discussions (FGDs), while seconda y da a we e ob ained om li e a u e e iews and epo s. Responden s we e selec ed using
pu posi e sampling, and he analysis was conduc ed using SWOT and he Quan i a i e S a egic Planning Ma ix (QSPM). The
indings e eal 17 s a egic ac o s in luencing BMD managemen . The p io i y s a egy mos easible o implemen a ion is
conduc ing egula BMD in en o ies, wi h a sco e o 6.093, emphasizing ha egula in en o y se es as he key o enhancing
anspa ency, accoun abili y, and he op imiza ion o asse managemen in Depok Ci y.

I. INTRODUCTION
Good egional go e nmen pe o mance can be achie ed when egional appa a uses achie e good go e nance in ca ying
ou hei du ies and unc ions. Regional go e nmen pe o mance is insepa able om accoun able and anspa en inancial
managemen in o de o ealize good go e nance. Suwanda (2015) in (Syahpu a e al., 2018) s a ed ha one o m o
implemen ing he p inciples o good go e nance is he ealiza ion o a egional weal h managemen sys em ha is adequa e,
in o ma i e, anspa en , and accoun able. Asse managemen an e icien s a e is e y impo an o go e nmen s ha ely on
hei asse s o ul ill public unc ions (Ma diasmo E Al., 2012).
Kagano a and Nayya -S one (2000) in Luki o (2017) e ealed ha local go e nmen s Mos coun ies ha e signi ican public

managemen o Regional Asse s as a e e ence o use s o goods in managing Regional Asse s (BMD) unde hei con ol. Howe e ,
classic p oblems ela ed o BMD managemen a e s ill encoun e ed in a ious egions (Ame ieska & Se ia i, 2018). Limi ed human
esou ce knowledge abou managemen asse a ea, exis ence asse Which No suppo ed p oo owne ship, and commi men
leade ship is pa om p oblem in managemen BMD (Simamo a & Halim, 2013).
Issues in asse managemen ha e also d awn a en ion om he Sup eme Audi Agency (BPK). The Summa y o Audi
Resul s o he Fi s Semes e o 2022 shows a con inued imp o emen in he quali y o local go e nmen inancial epo s.
Unquali ied Opinions (WTP) eached 34 ou o 34 p o incial go e nmen s (100%), 377 ou o 414 dis ic go e nmen s (91%), and
89 ou o 93 ci y go e nmen s (96%). This achie emen has exceeded he a ge o p io i y e o m ac i i ies. pe o mance

Based on he desc ip ion in he p e ious pa ag aphs and he phenomenon ha he Depok Ci y Go e nmen has ecei ed a
WTP opinion in he las wel e yea s bu has p oblems in managing egional asse s o goods, he esea che is in e es ed in
in es iga ing u he he managemen o egional asse s in he Depok Ci y Go e nmen .

managemen BMD Which o he like BMD needs planning, secu i y, main enance, u iliza ion, and disposal. So a , he econcilia ion
p ocess ca ied ou by SKPD and BKD asse manage s has only co e ed i ems in good condi ion. I ems in poo condi ion a e no
included in he econcilia ion. As a esul , he Depok Ci y Go e nmen 's pe o mance has been subop imal. in plan need budge
o main enance goods o he yea in ques ion.
By conduc ing egula in en o ies, he Depok Ci y Go e nmen is expec ed o ha e comp ehensi e da a on i s BMD asse s.
This includes in o ma ion on he numbe o BMDs in good condi ion, poo condi ion, damaged condi ions, and so on, so ha
main enance cos s can be p ope ly planned. Wi h comp ehensi e BMD da a, he Depok Ci y Go e nmen is also expec ed o
op imize he use and u iliza ion o BMDs, so ha asse s no used o se e esiden s can be u ilized o inc ease Depok's egional
e enue.
V. CONCLUSIONS

s ong leade ship commi men in managemen BMD, a ailabili y means suppo e s o compila ion adequa e BMD epo s, and
sanc ions agains SKPDs ha ha e no econciled asse and inancial expendi u e da a. Meanwhile, in e nal ac o s ha a e
weaknesses a e he inadequa e quan i y and compe ence o BMD Managemen HR in SKPDs and acking o asse acquisi ion
